An intensive refurbishment programme to bring 660 properties up to and well beyond the Decent Homes Standard is on target for completion in 2007. Given that little capital investment had been made since the estate was built, work has been extensive, including new kitchens, bathrooms and windows, new roofs, rewiring, decoration and significant structural repairs.

The demolition of over 400 of the worst quality properties is also scheduled for completion around the same time. This work is allowing Grove Village to free up space for the construction of around 660 high-quality new homes for sale.

A primary objective has been to achieve a high degree of integration between the new and refurbished properties, creating variety and interest while avoiding abrupt contrasts in style. Therefore, design of the new buildings share a number of common features with the refurbished properties. These include a modern architectural style and the use of similar materials to produce a coherent overall scheme.

But to truly appreciate the impact that this project is already having, you need to speak to local people.

Rita Moore has lived in the area since it was first built in the early 1970s.

“The quality of my life has improved 100 per cent. It’s the ‘feel-good factor’ – the improvements to people’s homes, the safety and the sense of community there is now gives the place a fantastically better feel. Before, I was desperate to move out of here. I tried to sell my house, but as soon as anyone came to have a look at the house and saw where it was, they didn’t want to know – it was horrendous, a no-go area . Now, I ‘m not interested in getting it re-valued, because my quality of life is so good now, I can’t think of a place where I’d rather be living.”

Despite having to put up with regular disruption caused by the building work, the response of the local community has been overwhelmingly positive - and patient. People who have lived on the estate for many years now tell us that they feel the whole atmosphere has changed alongside its physical appearance. Residents feel safer, and have a renewed sense of pride in their community.
